What is Airbnb co-hosting, and how does it work?
Co-hosting means we manage your Airbnb listing on your behalf (or any other short term rental platforms known as OTA). You stay the owner; we take care of guest communication, check-ins, cleanings, pricing, and more.

Yes. For new properties, we help create your listing from scratch — including photos, title, description, and amenities setup. But these services are only available within our service regions.

Returns vary depending on location, unit type, and seasonality. We typically aim for 10–20% net annual ROI after costs, but we’ll provide a projected financial plan before any commitment.

How is revenue shared?
You receive the majority of the profits. Soladia charges a management commission (usually 20–30%) based on gross revenue. This covers our full management service.

Are there any upfront fees?
Yes — investors are responsible for the initial capital: lease or purchase, furnishing, and one-time setup. Soladia’s monthly commission only begins once the listing is live.

Do I pay anything if the property doesn't make money?
We’re performance-driven. You don’t pay a monthly management fee unless there’s income. However, setup costs are non-refundable as they go directly into the property. Also, the rental fee (if doing arbitrage) should be responsible by the investor if planning to continue further with a loss.

Do I sign a contract with Soladia?
Yes — we provide a clear service agreement outlining responsibilities, fees, risk terms, and exit conditions.

Who holds the lease or title to the property?
You do. We act as operators. In cases of rental arbitrage, we can also lease in our name and split the profit with you, depending on structure.

Can I end the contract early?
We require a minimum term (typically 6–12 months) to stabilize the property. Early exits are possible under certain conditions, with notice and wrap-up period.

Do I get full visibility on income and performance?
Yes — you’ll receive monthly reports showing occupancy, revenue, expenses, and net profit. You also get access to your Airbnb account if desired.
